Cook Out is set to open its first location in St Petersburg, Florida, with the restaurant scheduled to start serving customers later in 2025.
The new restaurant will be situated at 9595 4th Street North, occupying a 3,193-square-foot building that formerly housed a Boston Market.
The property was acquired in September 2024 for $2.6 million by an entity associated with Cook Out’s CEO, Jeremy Reaves.
In April 2025, Cook Out filed plans with the City of St. Petersburg for an $800,000 renovation of the site with Venture Construction Co, a contractor experienced with Cook Out projects, overseeing the buildout.
The St Petersburg venue marks the company’s third venture in the Tampa Bay area following planned openings in Temple Terrace and Carrollwood.
All three locations are repurposed former Boston Market sites.

The restaurant will sit in the form Boston Market building at 9595 4th Street North and will be a 3,193-square-foot eatery.
The restaurant’s location near the Gandy Boulevard interchange places it among several established fast-food outlets, including McDonald’s, Taco Bell, and Culver’s.

The forthcoming St. Petersburg, Florida, restaurant is expected to offer the chain’s full menu.
This includes the signature Cook Out Trays, chargrilled burgers, a variety of chicken options, barbecue plates, hot dogs, and an extensive selection of over 40 milkshake flavors.
